AC Servicing, in Technical Detail

A villa AC unit in Dubai runs about 3,000 hours a year, which is roughly what a car does at 160,000 kilometres. Nobody services a car by wiping the air freshener, yet the standard AC service in this market is a filter rinse and a can of gas. Here is what actually determines whether your compressor survives an August.

Common questions

Straight answers, before you book.

How often should villa AC be serviced in Dubai?

For an occupied villa, we recommend a full service before summer, a condensate and filter check mid-summer, and a general inspection after the season, so roughly two to four visits a year depending on dust exposure. Villas near construction or on main roads need coil cleaning more often. The controlling factor is the Dubai summer itself: the unit does most of its annual work in four months, and it should enter those months clean.

Why is my AC cooling weakly even after servicing?

Because the usual service cleaned the filter and nothing else. Weak cooling with clean filters points to a fouled coil, low refrigerant from a leak, a duct leak dumping cold air into the ceiling, or a failing compressor, and each of those is diagnosed with instruments, not by re-washing a filter and hoping. Book a technical inspection where pressures, temperature differentials and amp draw are measured and recorded. The numbers will show which it is within an hour.

Do you service all AC brands fitted in villas?

Yes, we service the major brands common in Dubai villas, including split units, ducted systems and packaged units, and our technicians carry common spares for the popular ranges. Ducted and VRV systems take longer per visit than wall splits because of the drainage and duct checks involved, and we quote accordingly. If your system is unusual or needs a manufacturer-specific part, we say so at the inspection and give a realistic lead time from Dubai suppliers.
