Questions Dubai Villa Owners Ask Us

Why does the same tap leak twice? Why does gas need topping up every visit? Whose problem is a drain shared with the neighbour's villa? After years of maintaining homes across Dubai, we have collected the questions owners actually ask, and the answers below are the ones that do not fit neatly on a service page.

Common questions

Straight answers, before you book.

Do you give a warranty on your work?

Yes. Workmanship is guaranteed, and parts we supply carry the supplier or manufacturer warranty. If something we fitted or repaired fails within the guarantee period, we return, diagnose and put it right without a discussion about blame. Parts you supply yourself are fitted correctly and guaranteed as workmanship, but the component itself is not covered by us, which is a fair line and one we state before fitting rather than after.

Can you give a second opinion on another company's quote?

Yes, and we do it often. Book an inspection and we will attend with instruments, test what the quote claims to fix, and tell you plainly whether the proposed work is justified. Sometimes we confirm it. Sometimes a 300-dirham part does the job of a 6,000-dirham repair. The 200 dirham inspection fee applies, refunded if you proceed with any resulting work we carry out.

How do I know if a maintenance company is properly licensed?

Ask for the licence details before booking, and be suspicious of anyone unwilling to provide them clearly. A licensed UAE contractor can show you their trade licence and will produce documentation for the work they do, because compliance is routine for them rather than an imposition. Also check whether technicians are employed or subcontracted, since the answer determines who is actually accountable when something goes wrong in your villa months later.
